I lived at one of their apartments on Wolff Street for seven months and had a negative experience with their rental management. If you're considering renting from them, here are a few things you should know: Based on my experience, resolving disputes may require legal action. When I moved out, the company deducted a cleaning fee from my security deposit. However, I made sure to clean the apartment thoroughly before leaving and documented its condition with photos and videos. Some of the areas they claimed needed cleaning were already dirty in my videos from when I first moved into the apartment. California law only allows cleaning deductions to return the unit to its condition at move-in, so in my opinion, charging to make certain areas even cleaner than that seemed unreasonable. A Yelp review by "Luke G" dated 09/15/2025 reported a similar issue: "If you ever plan on dealing with this company, especially 157 S Laurel St, good luck. Be prepared to go to small claims court if you want a penny of your security deposit back." I don't know this reviewer and I haven't verified that he lived at this property, but as of the writing of my review, 157 S. Laurel St is indeed listed for rent by Burrows Real Estate Company. I emailed Burrows Real Estate Company a week ago about this cleaning fee and still haven't received a response. Think about if you want to rent from a company that can take a week or more to reply - let alone resolve issues. UPDATE: I received a response the day after posting this review. I recommend getting everything in writing upfront, and being specific! During my tour, the property manager told me that the water/sewer bill took into account the number of occupants, and my lease stated I'd pay my "proportional share", which I thought meant that they would use a formula that fairly estimated my proportion of utility usage. But as the only person in my unit, I still split the bill evenly with other units that had multiple tenants. When I asked about this, Burrows Real Estate Company told me that "the owner does not have any plans at this time to add submeters and it wouldn't be possible to charge by the number of occupants". I have since moved into an apartment complex that uses a Ratio Utility Billing System, which is a system that calculates utility bills based on the square footage of each unit, how many people live there, and the number of bathrooms in each unit. I understand that it's easier for Burrows Real Estate Company to just divide the total utility bill by 10, but I was disappointed that that they claimed that a billing system that accounts for occupancy "wouldn't be possible" when other apartment complexes are clearly making it work. The water and sewer bills were also consistently higher than the estimate I got from the property manager before moving in, so I recommend asking for copies of past water and sewer bills to get an idea of what you are signing up for. The apartment complex that I moved to actually provides copies of past bills by default during the application process, offering a level of transparency I didn't experience at Wolff Street. Also when I toured the unit, the Burrows Real Estate Company community at Wolff St was advertised as being quiet since they don't allow parties or very loud music. However, the Burrows Real Estate Company community is so small that the rules don’t affect the broader neighborhood. When people nearby were throwing a loud party, I could hear the music very clearly from my apartment, even with earplugs in. The property manager couldn't stop the party since they were not part of the Burrows Real Estate Company community, and the loud music continued past 1 AM. In my opinion, the incomplete or inaccurate information I received during the apartment showing and the questionable security deposit deduction are major red flags. The unit itself was very nice looking because it was recently renovated, but unfortunately I cannot recommend renting from Burrows Real Estate Company. Please be careful if you are considering renting from them!

I lived at one of their properties for about 5 years. For day one the staff was very helpful. Rhyan understood our situation of just moving to CA and was eager to help. Small maintenance issues were addressed in a very timely manner. Never had an issue with a response. No confusion. I highly recommend

A+ on every front, I rented a home they managed, everything was in great condition, and on the rare occasion something needed attention they were on it promptly. The staff is extremely friendly and responsive. They treat their tenants like a value client.
