Kim and Greg Williams were our realtors for a condo we sold in California..there are no words to describe how awesome, professional, caring and patient they were during our sale. Kim and Greg are spectacular real estate agents. They assisted me in purchasing my first home. We put in an offer on Saturday, August 22nd, our counter offer response was accepted on Tuesday, August 25th. We closed and I had the keys in my hand on Tuesday, September 22nd. That's right we closed escrow in under 30 days without a hitch. Kim assured me that she has a team that works efficiently and seamlessly together to make my home buying experience easy; she was right. The condo I ended up falling in love with was the fourth property that I viewed. Based on their knowledge of the market Kim & Greg suggested that we put in a little above asking to give us an edge over the competing offers. So we put in 2k above asking. By Sunday, we received word that the seller had 5 offers and that we should submit our final & best offer. Upon further discussion with Kim and Greg, we decided to bump up our offer slightly more and they suggested that I write a letter to the seller about my interest in his property. We submitted our counter offer and letter on Monday and it was accepted the next day. Now, with the counter, the seller was motivated to close. He reduced the standard inspection, HOA, 17-day contingencies to 10 days. Appraisals had to be ordered within 5 days of acceptance. Along with 3% earnest money. I double-checked with Kim and Greg as well as the lender to make sure everything was doable and that we could meet the tight schedule. They all assured me that we could do it. This is where things get really interesting to Kim's credit. She was able to get an inspection scheduled within a day for Thursday on August 27th. So I was back on a plane Wednesday night to be there for the inspection first thing Thursday morning. Michelle at Guaranteed Mortgage had an appraisal ordered and schedule for the following Monday, August 31st. With the inspection report. There were no serious discoveries. Everything was cosmetic however, again Kim and Greg's experience suggested that we request a credit based on the dishwasher being dated/old which I would need to replace and some of the plumbing trim along with kitchen faucet and brass pipes. Kim was able to get a plumber on short notice the next day to provide us with an estimate of what it would cost to address the plumbing issues. $700 including some extras that I wanted like a reverse osmosis filter/dispenser at the kitchen sink. When Kim approached the seller's agent with my request to repair/replace or address the items; they responded with a $1,500 credit. Kim suggested that I could ask for more, so we asked for $2k and the seller agreed. Kim had her transaction coordinator working and ensuring that all the DocuSign documents throughout the process were sent to me in a timely manner. The Escrow company also did a great job of providing the escrow account info along with the HOA docs for review. When the appraisal report came through the property appraised for $9k more than our offer. Tuesday morning the 22nd I received confirmation that the escrow closed and the congratulations on my new condo. I HIGHLY RECOMMEND, Kim and Greg Williams for your home buying or selling of property.
