Run — don’t walk — away from Dan DeForest. Unless you’re actively trying to sabotage your own home sale, working with Dan is a mistake you only make once. From day one, it was like hiring someone who accidentally got a real estate license after Googling “how to sell a house.” I had to chase him down for every. single. thing. — contracts, comps, staging, photos — basic stuff that every other agent I interviewed (and there were seven) handled without blinking. Dan, on the other hand? Constant delays, no communication, and vague “we’ll get it done” fluff anytime I asked a direct question. Spoiler: he didn’t get it done. He lowballed our own contract by $200,000 under the agreed-upon listing price, and when I pointed it out, there was no apology, no accountability — just more smoke and mirrors. His assistant? Equally useless. She gave the stagers the wrong address, so they spent nearly an hour knocking on strangers’ doors. When I brought this up? Zero remorse. Not even a fake “sorry.” Just vibes. The final straw? He didn’t even mention the required disclosures — something every single other agent I interviewed brought up within minutes. Disclosures are literally Real Estate 101, and the fact that he either didn’t know or didn’t care to mention them? Beyond unacceptable. He also comped our condo against single-family homes (???), showing a complete lack of market knowledge. Then he slipped a year-long contract in like we wouldn’t notice — and when I asked to shorten it, he threw his hands up and ditched us the weekend before an open house. Oh, and the cherry on top? He claims he has “20 years of experience.” Reality check: he’s only been licensed for 12. So either he’s bad at math or allergic to the truth. Pick your poison. Most stressful experience of my life — and it wasn’t even the house sale. It was him. Avoid at all costs.
